What does KW Default Solutions do?
KW Default Solutions is a nationwide default real estate services provider. We handle REO disposition, Broker Price Opinions, assisted short sales, and auction and dual path marketing for banks, mortgage servicers, asset managers and institutional sellers, and we train and qualify Keller Williams agents to perform that work in their local markets.
What areas do you cover?
All 50 states. Coverage runs through the Keller Williams network of more than 1,100 offices and 170,000+ agents, so an asset in a secondary market is assigned to a licensed agent who already lives and works there rather than to the nearest name on a list.
How fast can you complete a BPO?
BPO turn times depend on property access and client requirements. Every BPO we deliver includes an as-is value and a repaired value with the difference itemized, marketing-time judgment specific to the submarket, and photo documentation supporting the opinion — produced to one standard across the network so two BPOs from different markets are comparable.
Do you work with homeowners directly, or only with institutions?
Both. Institutions place REO, BPO, short sale and auction assignments with us. Separately, our Homeowner Equity Solutions program takes referrals from servicers and loss mitigation departments and puts a licensed local agent in front of a delinquent borrower before the sale date, so a homeowner who still has equity can evaluate a sale rather than lose it at auction.
What is dual path marketing?
Listing a property on the MLS and on an online auction platform such as Hubzu at the same time. The asset reaches retail buyers and auction bidders simultaneously, which usually produces a higher recovery than either channel alone.
How does an agent join the network?
Through KW Default Solutions membership, which runs on a Learn, Refine, Execute, Expand framework and includes certification tracks in REO Buyer Pro, Auction Agent, REO Pro Listing Agent and Short Sale Pro Listing Agent.
