The numbers are moving

If your default pipeline feels heavier than it did a year ago, the data agrees. ATTOM’s August 2026 report counted 5,794 completed foreclosures nationwide, up 42% year over year, with foreclosure starts up 7%. Texas, California, North Carolina, Arizona and Alabama led in REOs. Florida, Texas and California led in starts.

This is not 2008. Most borrowers still hold real equity, and conventional loans are performing well. But the stress is concentrated, the rules have changed and the cost of carrying a defaulted loan is rising. For banks, servicers and asset managers, that combination puts a premium on fast, consistent execution in the field.

Five pressure points servicers are reporting

1. Distress is concentrated in FHA. The MBA’s Q2 2026 National Delinquency Survey put the FHA delinquency rate at 11.79%, against 4.37% for all loans. FHA serious delinquencies rose 227 basis points year over year, versus 6 for conventional. Fitch reports FHA borrowers now make up a record 55% of seriously delinquent loans.

2. The new FHA loss-mitigation waterfall is slower and costlier. Borrowers must now enter a trial modification first, and repeat assistance is barred for 24 months. One default servicer found more than half of trial-mod files had incomplete documentation, and 26% to 28% of those loans were referred to foreclosure. Servicers are advancing for months rather than weeks before a modification goes permanent.

3. Escrow is driving payment shock. Nearly half the servicers at a Fitch roundtable named borrower affordability their top challenge this year. Escrow costs rose about 30% on average in 2025, and one servicer reported delinquencies rise more than fivefold once escrow exceeds principal and interest.

4. More files are reaching REO. Foreclosure inventory reached a six-year high this spring, and completions are climbing faster than starts. That shifts work from loss mitigation to disposition: valuations, preservation, listing and sale.

5. The cost to service keeps rising. Compliance demands and a wave of servicing transfers are adding work that, in one risk executive’s words, is “not a challenge that you can outhire to solve.” Missing documents on defaulted loans delay timelines and add risk.

What it means for disposition

When volume rises in a handful of states and every month of carry costs more, three things decide results:

  • Speed to value. Accurate BPOs and fast property access set the strategy. A week lost at the start is a week of advances, taxes and preservation added at the end.

  • Local execution. REO, short sale and auction work is local. Pricing, condition, occupancy, HOA issues and buyer demand vary block by block, not just state by state.

  • Exits before foreclosure. Where a borrower has equity, a timely equity sale or an approved short sale can stop the advance clock earlier than a foreclosure and resale. The industry has asked FHA to speed up short-sale approvals for exactly this reason.

Servicers that can’t add headcount need partners who show up consistently, report cleanly and cover the markets where the volume is landing.
